Methodology & honest limits
- Source: the CFPB/FFIEC HMDA Data Browser — every U.S. mortgage lender reports the note rate on each originated loan. Each metro pools its metropolitan area, keeps originated purchase loans on a primary 1-unit home, and takes the median per product.
- The U.S. baseline is the same-method 2024 HMDA median across a geographically-diverse state sample, so a metro’s figure and the national figure are computed identically — the delta is a true 2024-vs-2024 comparison.
- Retrospective, not live: HMDA is annual and lags ~1 year, so these are 2024 medians — a solid picture of what each area actually paid, not today’s quote. Today’s rates are on the live terminal and the RallyRates Index.
- Neutral: no lender pays to appear or to rank; metros are ordered by their real median rate.
